Planning Department
The City of Huntington Woods contracts planning services with Carlisle-Wortman Associates. They provide staff support, as well as advise the City Manager and the City Commission on special projects. As the City Planners, they are involved in amendments and revisions to the City's Master Plan, any re-zoning considerations, and community development.  The City also retains a Certified Zoning Administrator on staff.  The Zoning Administrator serves as staff liaison to the Planning Commission, Zoning Board of Appeal, Historic District Commissions and the Construction Board of Appeals.

Pre-Application Meeting
Prior to submission of a site plan application, applicants are encouraged to schedule a pre-application meeting with the Zoning Administrator. At the meeting, staff and the applicant will discuss the preliminary concept for the project and conceptual plans if available. City staff will explain what portions of the Zoning Ordinance impact the project and the general timeline.  It is an opportunity for the applicant to ask questions before final plans are prepared, and to identify any potential roadblocks that might delay the project.  A form to request a pre-application meeting is available here. 

Zoning
The planning department conducts evaluation of projects for site plan review and proposed construction for residential and commercial properties, and is staffed by an on-staff certified Zoning Administrator. Proposals are checked for compliance with City zoning ordinances. Planners Carlisle-Wortman & Associates, as well as our city attorney, provide staff with support.


Building 
The City of Huntington Woods planning department is responsible for issuing building permits, inspections and enforcing the Code of Ordinance, building, zoning and historic district requirements.

In addition to the planning department, the City employs part-time electrical, plumbing and mechanical inspectors. 

PERMIT SUBMISSION UPDATE

As part of our ongoing efforts to streamline processes and enhance efficiency, we are excited to announce an update to our building permits application procedure.

Effective immediately, all permit applications can now be conveniently submitted through the BSA platform. This transition aims to simplify the application process, making it more accessible and user-friendly for all.

Here are the key details to note:

  1. BSA Platform: The BSA platform acts as the central hub for all permit applications, offering a seamless and user-friendly process for applying and paying for permits. You can easily access the platform here.
  2. Submission Requirements: For projects necessitating full-sized plans, we kindly request the submission of an electronic copy along with two hard copies to City Hall for review. Your application will be securely stored online and will be subject to approval following the Building Official’s review. Please send the electronic copy to building@hwmi.org.
  3. BSA Web PIN or Registration: Should you require assistance with obtaining a BSA Web PIN or registration, please contact building@hwmi.org.

Bond Policy Statement:

Any permits issued by the City of Huntington Woods that have been active for a duration exceeding two (2) years and have not undergone inspections within the last six (6) months will be subject to closure. Closure will result in the forfeiture of associated bonds.
